Damp homes with sneaky mould patches might sound like an element straight out of a gothic novel. As a developer or homeowner building new homes it's not critical to know the technical detail however, it is helpful to be informed about key changes to have a constructive conversation with your design and construction team about how they are planning to address the latest NCC 2022 changes.
Here are 5 causes of mould and how the new NCC 2022 changes aim to mitigate them.
1. đ§ď¸ Excess Moisture & Poor Ventilation
One of the primary villains in our mould saga? Moisture. When a home is poorly ventilated, moisture can't escape, creating a perfect breeding ground for mould. Whether it's from everyday activities like cooking and showering or unwanted leaks and persistent condensation around single-glazed windows, accumulated moisture without a proper exit strategy is trouble. Condensation trapped in a wall cavity is a prime example, if the choice of building wrap is not water vapour permeable. Good old fashioned foil with holes punched into it will no longer likely deliver the desired protection of moisture management solution.

What's changing in NCC 2022: While the code doesn't tell you where to plant your rose bushes, it does emphasize managing external moisture sources, including better site drainage and ensuring the home's external environment doesn't contribute to mould-friendly conditions.

A chilly home isn't just uncomfortable; it can also be mould's best friend. Cold surfaces, especially in winter, lead to condensation, another moisture source. Without proper insulation, some parts of a home can become condensation hotspots. Single glazed glass and aluminium window frames that don't have a built-in insulation layer (i.e. are not 'thermally broken') are prime candidates enabling moisture to build up and encourage mould.
